What Does KNX Cost in Australia?

The useful answer is not a single number. KNX is a building-control standard, not an off-the-shelf smart-home kit: the budget depends on how many circuits, rooms and systems it controls, and on whether those decisions are made while the building is still being designed. But for a typical new Australian home, a properly designed KNX system commonly starts in the $20,000 to $35,000 planning range.

Short answer: allow roughly $12,000 to $18,000 for a compact apartment, $20,000 to $35,000 for a standard new home, $40,000 to $65,000 for a large home, and $100,000+ for a highly specified custom project. These are indicative planning ranges in Australian dollars, not fixed quotes.

A number without a scope is not a price comparison. One proposal may cover switched lighting and a few scenes; another may include dimming, blinds, HVAC zoning, metering, touch panels, commissioning and documentation. They can both be called “KNX”, while delivering very different outcomes.

Indicative KNX budget ranges

The ranges below are a sensible first allowance for a new project. They assume a wired system planned alongside the electrical design. Retrofitting an occupied home, unusual site conditions, premium switch finishes and specialist integrations can move the final figure materially.

What actually drives the cost?

1. The number of controlled circuits and zones

A room with one switched light is inexpensive to automate. A kitchen with multiple dimmed circuits, feature lighting, pendants, LED strips, scenes and daylight control is not. In commercial work, the equivalent is the number of fittings, DALI groups, sensor zones and required control strategies. The floor area matters less than the count and complexity of what must be controlled.

2. The systems you integrate

Lighting is usually the foundation. Costs rise as blinds, HVAC, pool equipment, energy metering, access, intercom, AV and security are brought into the same logic. Integration is often worthwhile, but it should be deliberate. “Control everything from one app” is not a scope; define what each system should do automatically, what a person can override, and what must continue to work if the internet is down.

3. Hardware and interface choice

KNX gives you genuine choice. ABB and Theben modules may suit the control cabinet, while Zennio, Basalte, Gira or other manufacturers may suit room controls. Standard keypads, glass switches, temperature controllers and touch panels do not cost the same, and neither should they. Decide where premium finishes make a visible difference instead of applying them indiscriminately to every room.

4. Design timing and electrical coordination

Early planning is usually the biggest cost lever. During a new build, cable routes, switchboard space, sensor locations and lighting circuits can be designed correctly before walls are closed. Late changes mean extra labour, compromised control positions or a wireless workaround. A good automation design should arrive early enough to influence the electrical plan, lighting plan, joinery and HVAC documentation.

5. Engineering, programming and handover

Hardware on its own is not the system. The value is in how scenes behave, how occupancy and daylight logic are tuned, how faults are handled, and whether the client receives usable documentation and project files. Commissioning is not an optional finishing touch; budget for it from the start. A lower equipment price that removes commissioning usually creates a more expensive problem later.

What should a KNX proposal include?

Before comparing proposals, ask each integrator to make these items explicit. It is the fastest way to find out whether you are comparing like with like.

  • The controlled circuits, rooms and systems included in the scope.
  • The manufacturer and model family proposed for cabinet hardware and room controls.
  • Whether DALI lighting, blinds, HVAC, energy metering or third-party systems are included.
  • How many scenes, schedules and sensor strategies are allowed for.
  • Whether electrical installation, cabinet build, programming and commissioning are each included.
  • Who coordinates with the electrician, lighting designer, HVAC contractor and AV contractor.
  • What training, documentation, backups and ETS project-file handover are provided.
  • What allowance exists for post-handover adjustments once the building is occupied.

Why is KNX often more expensive than app-based smart devices?

App-based devices can be excellent for a single lamp, a retrofit room or a modest upgrade. They are not directly equivalent to a wired, distributed control system. KNX is designed to remain local, coordinate many systems and permit component replacement from multiple manufacturers over decades. That infrastructure costs more upfront, but it avoids building a large home around a collection of consumer hubs, cloud accounts and batteries.

The right comparison is not “KNX versus a smart bulb”. It is “a documented, commissioned electrical-control layer versus the cost and limitations of managing every system separately.” For small or simple projects, KNX can be unnecessary. For a new home or commercial building with multiple services, it is often the cleaner long-term choice.

How to keep the budget under control

Start with infrastructure that is hard to add later: cabinet space, bus cable, sensible circuit separation and conduits to key locations. Then prioritise the rooms and behaviours that are used every day. Lighting scenes, climate zoning, shading and energy visibility usually produce more value than adding another app or touchscreen.

You can also stage some integrations. The system should be designed for expansion, but the initial commissioning can focus on the highest-value functions. The important distinction is between staging a planned system and leaving basic design decisions unresolved.

The honest answer

KNX costs more than isolated smart devices because it is a different class of system. A realistic budget starts with the building, its circuits and the behaviour you want from it — not with a brand name.
